Home Down Payment Calculator

Use this free home down payment calculator to find the monthly SIP needed to build your down payment and buying costs for a home. Enter the price of the home today, the share you plan to pay as down payment, the stamp duty and other costs, the years until you buy, and your assumptions for price rises and returns.

How this home down payment calculator works

The calculator raises today’s home price by the yearly price rise until the year you buy. It then works out the down payment and the stamp duty, registration and other costs on that future price, subtracts what your savings could grow to, and finds the monthly SIP that would build the rest. For example, a ₹80 lakh home bought in 5 years, with prices rising 6% a year, would cost about ₹1.07 crore. A 20% down payment would be about ₹21.4 lakh, and costs at 7% about ₹7.5 lakh, a total of about ₹28.9 lakh. At an assumed 10% return, building that would need a monthly SIP of about ₹37,019. The loan you would need is about ₹85.6 lakh. The result is an illustration, not a forecast.

Why the return starts lower

A home purchase usually has a fixed date and a goal only a few years away, so there is less time to recover from a market fall. The calculator starts at 10% rather than 12% for that reason. Try a lower figure as well. The shorter the period, the more cautious the investment mix usually is.

What this calculator does not include

It does not include the EMI on the loan, interest, loan processing fees, furnishing, brokerage or taxes. Stamp duty and registration rates differ by state, so change the percentage to match yours. It assumes your SIP stays the same every month.

Frequently asked questions

How much down payment should I plan for?

Lenders usually ask you to pay part of the price yourself, commonly 10 to 25 percent, and how much you can borrow depends on the lender and your profile. Please check with your bank. The calculator starts at 20%.

Should I invest in equity for a goal only five years away?

It depends on how much a fall would hurt your plan. For goals a few years away, many investors prefer a more cautious mix. We can help you decide.

Is the return shown guaranteed?

No. Mutual fund returns are market-linked and can be higher or lower than the rate you enter. Mutual fund investments are subject to market risks. Read all scheme related documents carefully. Learn more on the AMFI investor awareness site.
